Banyan Living specializes in intentionally designed residential remodeling throughout Southwest Florida. Our work includes outdoor living spaces, kitchens and bathrooms, built-ins, fireplaces, feature walls, ceiling details, and other elevated interior improvements.
We also provide Project Management & Owner Representation for homeowners seeking experienced construction oversight and a trusted advocate throughout a significant project.
We are especially well suited to projects where careful planning, attentive communication, quality craftsmanship, and close coordination are priorities. The best place to begin is with a conversation about your home, vision, desired scope, and anticipated investment.
How does the remodeling process begin?
Every project begins with a conversation centered on you and your home.
We’ll take time to understand what you would like to change, how you use the space, what matters most to you, and what you hope the finished project will accomplish. We’ll also discuss your preferred timing and anticipated investment so we can determine whether the project is well aligned with our services.
If we appear to be a good fit, we’ll guide you through the appropriate next steps. Depending on the project, those may include a site visit, design development, preliminary planning, selections, budgeting, and preparation of a detailed proposal.
No two projects follow precisely the same path. Our process is shaped around the needs of the home and the people who live there.
Do you provide design guidance and help with material selections?
Yes. Intentional design is an important part of how we approach remodeling.
We help clients consider layout, function, materials, finishes, architectural details, and how each decision works within the home as a whole. Our goal is not simply to create a beautiful space. It is to create one that feels personal, functions exceptionally well, and supports the
way you live.
If you already have a designer—or prefer to engage one of your choosing—we’re happy to collaborate with them. We can coordinate throughout planning and construction to help ensure the design intent, material selections, technical requirements, and construction details come together successfully.
The level of design guidance and collaboration will be tailored to your project and preferences.
How much should I budget for a remodel?
The investment required for a remodel depends on the size and condition of the space, project scope, design complexity, structural or mechanical changes, material selections, permitting requirements, and existing conditions.
We believe financial expectations should be discussed openly and early. Understanding your investment parameters allows us to develop recommendations that respect them while remaining consistent with the quality, craftsmanship, and level of execution expected from Banyan Living.
When priorities and investment are not fully aligned, we’ll explain the considerations honestly and help determine whether the scope should be refined. We do not believe in compromising the integrity of the work or making short-term decisions that may undermine the finished project.

How are payments handled during the project?
Your agreement will include a clear payment schedule outlining the amount and timing of each payment.
Payments are generally connected to defined stages of planning, material procurement, and construction rather than collected all at once. Before work begins, we’ll review the payment structure with you so you understand what is due, when it is due, and what stage of the project it supports.
Any approved change that affects the contract amount will be communicated and documented clearly.
Our goal is to make the financial side of your project organized, transparent, and free from unnecessary surprises.
Do you offer financing?
Yes. Financing options are available through Acorn Finance for qualified homeowners.
Acorn Finance allows homeowners to explore offers from participating lenders for remodeling and home-improvement projects. Available rates, terms, loan amounts, and eligibility are determined by the participating lenders and the applicant’s qualifications.
Some homeowners choose financing to support their overall financial strategy or preserve liquidity while investing in their property. Financing is arranged directly between the homeowner and the selected lender. Banyan Living does not make lending decisions or guarantee approval, rates, or terms.
Will my remodeling project require permits?
Many remodeling projects require permits, particularly when they involve structural work, plumbing, electrical systems, mechanical systems, windows, doors, or other work governed by Florida building codes.
Permit requirements depend on the project scope and the jurisdiction where the property is located. We determine which permits and inspections are appropriate and incorporate that coordination into the project plan.
Permitting is more than an administrative requirement. It provides important oversight and helps ensure that applicable work is performed in accordance with current codes and professional standards.
We manage these details so you remain informed without having to navigate the process alone.
How long will my project take?
Every project timeline is developed around its individual scope and requirements.
Design development, permitting, material lead times, trade coordination, inspections, and the conditions of the existing home can all affect the schedule. A focused interior improvement may require significantly less time than a kitchen, bathroom, outdoor living space, or complex renovation.
Before construction begins, we’ll establish realistic expectations and explain the factors influencing the schedule. As work progresses, we’ll keep you informed about upcoming stages, important decisions, and any conditions that may affect timing.
We would rather provide a realistic, project-specific timeline than make a broad promise before understanding the details.
Can I remain in my home during construction?
Whether remaining in the home is practical depends on the location, scope, and duration of the work.
Some projects can be completed while the home remains occupied. Others may affect essential spaces, utilities, access, privacy, or daily routines enough that temporary accommodations provide a more comfortable experience.
We’ll discuss the likely effects of construction before work begins and help you understand what to expect. When the home remains occupied, we plan access, work areas, communication, and daily logistics with respect for the people and property around us.
If you will be living elsewhere—or managing a project from outside Southwest Florida—we can also provide additional oversight through our Project Management & Owner Representation services. This gives you an experienced local presence to monitor progress, document the work, coordinate communication, and help protect your interests while you are away.

How will we communicate, and how are changes handled?
Clear, consistent communication is central to the Banyan Living experience.
At the beginning of the project, we’ll establish how decisions, selections, scheduling updates, questions, and progress information will be shared. We remain closely involved so you understand what is happening, what is coming next, and when your input is needed.
If a requested change or unexpected condition affects the scope, investment, or schedule, we’ll explain the issue, discuss the available options, and document the approved adjustment before proceeding whenever circumstances allow.
You should never feel as though you have to chase down information about your own project.
Our role is to keep the details organized, the communication moving, and your priorities at the forefront.
Can you oversee my Southwest Florida project while I’m away?
Yes. Our Project Management & Owner Representation service is designed for seasonal residents, out-of-state homeowners, busy professionals, and others who cannot—or prefer not to—personally oversee every stage of construction.
The level of involvement is shaped around your project and needs. Services may include regular site observations, progress documentation, photo or video updates, contractor and vendor coordination, proposal reviews, schedule monitoring, and assistance resolving questions or concerns.
We become your knowledgeable local presence: paying attention to the details, asking informed questions, communicating with the people involved, and helping protect your interests.
Whether you are across town or several states away, you should feel informed, represented, and confident that someone experienced is paying attention.
